Chapter 5 Communications

There is truly a secret to talking to people. There is an easy part and a hard part. The easy part is all you have to do is talk to them. It is that simple. Always be honest and ask for what you want. Most people will help you get what you are looking for. The hard part is more like an art form. This is how you get people to do what you tell them. An integrate combination of persuasion and convincing, blended with compromising. Not taking NO for answer and getting what you want. This is all accomplished through talking.

I am going to have to talk to thousands of people over the next 10 years, to get what I want. For that reason, I have to be good at this. I have to know what it is that I want when I am talking to each and every person.

I have to talk to my residents, my investors, my employees and the person at the hardware store. Every time I talk to one of these people, I need to know what I want. And I want them to do what I want.

There is no room for indecisiveness or uneasiness. I have a reason for talking to this person and I need to be sure. I will get what I want out of the interaction. They will know that I am serious about what I want from my attitude. They will listen to me because of how I talk to them.

1) I will make all residents sign a lease for their stay detailing all the rules. And they will follow the rules because they will have to deal with me directly. I have ways of talking to people and making them do what I say.

2) I will make my investors give me money, all by talking to them. They will see my attitude, confidences, and they will want to invest in my company.

3) Employees will do what I say and they will be very rewarded. I am making it a point to establish personal relationships with all employees. I need to be able to trust all employees, and this will be accomplished by talking to them correctly.

4) I am going to have to talk to hundreds of other peoples as well. I am going to have to talk to the people at the Home Depot to get supplies to fix the buildings. As insignificant as this interaction seems, it is a critical part of my business. I need these supplies. Therefore, I am going to take extra care when talking to everyone. Expanded this concept to every single person that I have to talk to.

Every situation in life is someone talking to someone else, trying to get what he or she wants. It is a wise investment to learn this art form well. Take time to talk to everyone, make him or her feel like they are important, and I will be more likely to get what I need from them.

This is yet another Key to Success.

The telephone: Always answer the phone; unless I am already talking to someone (do not be rude). And always return phone calls. If some one is calling me, they are doing so for a reason. Whatever it is, they feel it is important enough to call me. So I am going to be there to listen. Good things will come from this. Always be able to be contacted. When calling someone, if I have a lot to say, do not just start talking, ask if now a good time is. This will always help the person who I am calling, and so I am more likely to get what I am calling for. Do not leave long messages and try to talk in person about important matters.

Email: Use email as much as possible. This is such a powerful form of communication. You can present all kinds of information, always be sure that the information is accurate because email is a written record and it is preserved for future reference. Also always, reply to emails, so the sender knows that you got it.
