Chapter 11 Employees

I will not be able to run this company alone. I will have to hire a number of employees to work for me. I am going to pay them well, but they are working to make the business. I do not want to give ownership of my company away to anyone, however, I may need to to get more funding. Also really trusted employees may have opportunities to share other profit sharing means. I still want to maintain complete control of ownership of the company. However, I will pay employees a fair wage, and give them housing too. This is going to cut into my profits, but it is a solid investment. A business with happy and loyal employees is much more likely to succeed.

What I do not understand is why more companies do not take better care of their wage-working employees. Maybe because there is an endless supply of teenagers and Mexicans to fill the void with out them. Nevertheless, why do they have to make so much profit for themselves? Why can’t they at least pay their employees a little bit more? They would work harder and be more likely to stay with the company it they were treated better. They would steal less and be on time more, they would just be happier. It just does not make sense to me why they have to take so much for themselves. How do they sleep at night, taking everything for themselves. Even if they escape karma for their whole lives, they surely will go to hell for their greed and self-indulgence.

I am going to need a couple of employees to run this business. I am going to need someone to clean the rooms and do laundry. I am going to need someone to do maintenance on the buildings, etc. I want to have one building just for employees to live in. I will also live here. This building will be paid for from the rent profits. This is valuable to me because I need a place to live myself, and a place for my friends who I hire as employees. This building will pay for its self from the hard work of the employees.

Chapter 12 Investors

I am going to need money to get this started. I am going to need about $40,000 in finance capital to get this business to the point where is generates its own money. What I am doing is economic development, and there are people that will be willing to invest in such a project. I am going to need to get mortgages to buy houses, because the houses are the key assets to this company.

Investors are one way of getting fast money. However, they will cost me from my profits in the future, so I need to take as little as possible. Some costs are so important that I will happily pay interest on outside investments. Like advertising for apartments will be invaluable if I can keep maximum occupancy.

I am still not sure that this point how much money I am going to need for investors. I will consult with my financial advisor to decide what investments are good for company. Mortgages will pay for houses; rent pays mortgages, but what about all the other expensive. This will find a way of working it’s self out in due time. I am planning to sell class E junk bonds to private investors. These are high risk, high profit bonds.

Example: $5,000 bond. This is a bond between the investor and the company. 3 years from buying date, 1 of 3 things are going to happen:

1. $10,000 returned, if company can afford it, if not next option

2. $5,000 returned, and another $5,000 in the next 3 years. Or if not possible for company, next option.

3. $0 returned, if business fails. All company records will be available.

This is like investing your money into a 24 % account. Remember compound interest. This doubles what the investment is in 3 years, only if you believe that the business is going to succeed. That is why I wrote this book, because after reading this book, it is my hope that you believe in this business, and that you will want to invest. Bonds are sold in any amount. I will sometimes need to ask for a specific amount to fund a certain project, more details on this when the time comes.

I am starting this company from nothing, which is not going to be easy. This is the reason most people think that I am going to fail, this is also the reason that most people do not try to do anything risky, and they just as well work for wages the rest of their lives. I am not going to do it like that. If this plan does not work, then I will come up with something that will. This book is my investment plan. I am committed to everything that this book says, and I am going to follow it to success.
